Kissimmee isn’t just the neighbor to Orlando anymore. With multiple billion-dollar projects in motion and a population that’s steadily rising, this Central Florida city is quickly becoming one of the most watched markets in the region. In this post, we’ll walk through Kissimmee’s history, highlight what makes it unique today, and explore where the area is headed.

A Brief History of Kissimmee

The name "Kissimmee" is said to come from the indigenous Auroro tribe and translates to “long water”, quite a fitting name for a region once dominated by swampland. That changed in the mid-1800s with massive drainage projects that made the land usable for agriculture and settlement.

Fast forward to the 1970s: Walt Disney World opened just north of Kissimmee, setting off explosive growth. In the following decade, the population more than doubled. For years, Kissimmee became known for its tourism and entertainment focus. But today, a new chapter is being written.

West vs. East Kissimmee: Two Different Vibes

To simplify things, I often divide Kissimmee into two parts when helping clients: West Kissimmee (west of the John Young Parkway & US-192 intersection) and East Kissimmee.

  • West Kissimmee is closer to the theme parks, meaning 10 to 20 minutes from Disney, 30 minutes from the airport, and about 35 to downtown Orlando. This side of town is defined by tourism, entertainment, and vacation rentals.

  • East Kissimmee has been more residential and is now starting to see waves of transformation, including new neighborhoods and economic infrastructure like NeoCity and Project Next.

Top Attractions and Local Favorites in West Kissimmee

  • Old Town: A beloved entertainment dist

  • Promenade at Sunset Walk: An upscale entertainment plaza featuring live music, escape rooms, movie theaters, and a diverse mix of restaurants, from sushi to BBQ.

  • Golf Courses: Falcon's Fire, Celebration Golf Club, and Orange Lake offer great local options.

  • Food Truck Parks & Dining Hubs: The first permanent food truck park in Central Florida is here, along with new developments like WaterStar Orlando, which includes Portillo’s and Lazy Dog.

These attractions aren’t just for tourists, they add daily-life convenience and weekend entertainment for residents, too.

Real Estate in Kissimmee: Affordability Meets Opportunity

One of the strongest draws to Kissimmee is value. As of this writing, the average home price hovers around $400,000, which is significantly below the Orlando average of $486,000.
